About Peabody
Peabody has been providing affordable homes in London for more than 160 years. Today, we look after around 110,000 homes and provide services to 220,000 residents across London and the surrounding counties, making us one of the country's largest housing associations.
We're here to provide quality homes, work with communities to strengthen neighbourhoods and support people when they need it most. We're focused on improving services for residents and investing in better homes and places for the long term, while maintaining the financial resilience that allows us to keep investing.
As a not-for-profit, we reinvest in residents' homes, services and communities. We spent £428 million maintaining and improving residents' homes and completed 1,911 new homes last year, 78% of them for social rent or other affordable tenures. Through Peabody Community Foundation, we invested £10 million in community activities, reaching more than 30,000 people. Our Care and Support services help more than 23,000 people through housing, care and specialist services.
Keeping homes affordable remains central to what we do. Our average social rent is £152 a week and, in 2025-26, Peabody rents were £1.1 billion lower than equivalent market rents.
