EfTEN United Property Fund earned a net profit of 58 thousand euros in August and 624 thousand euros over the first eight months of 2026 (2 012 thousand euros in the same period last year). The net asset value (NAV) of the fund unit was 11.58 euros at the end of August, increasing 0.2% over the month.
The lower-than-usual profit was primarily related to the fund's investment in the shares of EfTEN Real Estate Fund AS, the price of which fell by 1.8% on the Tallinn Stock Exchange in August 2026. If the fund's investment in the shares of EfTEN Real Estate Fund AS were recognised on the basis of its net asset value, EfTEN United Property Fund would have earned 163 thousand euros of profit in August and the fund's NAV would be 11.66 euros, increasing 0.6% over the month.
In August, the fund acquired a 5.9% holding in EfTEN Domina SIA, which owns the Domina shopping centre in Riga. The acquisition cost of the fund's investment was 2,478 thousand euros, and in August the fund earned 31 thousand euros of profit from the change in the fair value of the holding.
In August, the fund also acquired an 80% holding in its subsidiary Invego Uus-Järveküla 2 OÜ, which is developing the expansion of the Uus-Järveküla residential district. The detailed plan for the expansion is in its final phase. The fund earns 10% annual interest income on the 700 thousand euro shareholder loan granted to the company at the end of July.
No new sales agreements were concluded in August in the development company Invego Uus-Järveküla OÜ, in which the fund holds an 80% stake. Three terraced-houses and two land plots remain unsold in the development project.
