Neobo Fastigheter AB (publ) has entered into an agreement to divest all properties in Skara, Skövde and Mariestad at an underlying property value of SEK 480 million. The board of directors further announces its intention to use liquidity released through the transaction to launch an additional share repurchase programme of up to SEK 100 million until the 2027 Annual General Meeting, once the ongoing SEK 50 million repurchase programme has been completed.
The portfolio comprises 23 properties with a total of 562 apartments, of which 395 apartments are located in Skara. The total lettable area amounts to 43,400 sq.m, of which 37,300 sq.m consists of residential area and the remainder of commercial premises. The portfolio has an economic vacancy rate of 8 percent and a direct yield of approximately 5.5 percent.
The transaction has been completed as a share deal and the underlying property value of SEK 480 million is 16 percent below the book value as of 30 June 2026. A deduction for deferred tax of 5.15 percent has been made and closing will take place in November 2026. The buyer is an investor group that includes several of the former co-owners of Anguli Fastigheter, including Linus Lindgren and Filip Tegelberg, who earlier this year divested their entire commercial property portfolio.
The board of directors further announces its intention to use liquidity released through the transaction to launch an additional share repurchase programme of up to SEK 100 million until the 2027 Annual General Meeting, once the ongoing SEK 50 million repurchase programme has been completed.
- We continue to optimize our property portfolio by divesting our properties in Skara, Skövde and Mariestad. Through the sale, we exit three municipalities and create a more concentrated and operationally efficient portfolio. We are very pleased to hand over the properties to an owner with a strong local presence, providing favourable conditions for the continued positive development of the portfolio. The transaction releases capital that is intended to be used for repurchases of own shares, with the aim of generating an attractive long-term total return for our shareholders, says Ylva Sarby Westman, CEO of Neobo.
Neobo’s profitability has improved significantly in recent years, while investments in the property portfolio have gradually increased. Following the intended share repurchases, the Group’s financial position is still considered to be strong and provides Neobo with the financial flexibility to continue refining its property portfolio through value-creating investments that generate attractive returns.
On 19 May 2026, Neobo announced that the board of directors had resolved to utilise the authorisation granted by the 2026 Annual General Meeting to repurchase own shares for an amount of up to SEK 50 million on Nasdaq Stockholm. As of the date of this press release, repurchases under the programme have been completed for a total amount of SEK 41 million.
