After four years of redevelopment and new construction, Kvarteret Johanna is now complete. On 1 October, the new city district in Fredstan was inaugurated, just a short walk from Gothenburg Central Station and other major transport links. By carefully developing existing buildings and adding new elements, Hufvudstaden has created a city district that brings new workplaces, businesses and meeting places to the heart of Gothenburg.
More than 100 guests attended the inauguration on 1 October 2026, many of whom have contributed in different ways to bringing the project to life. Among those present were representatives from the City of Gothenburg, contractors, tenants and a wide range of partners who have contributed to the development of Kvarteret Johanna.
“It's incredibly rewarding to now be able to inaugurate Kvarteret Johanna after several years of intensive work. We have developed an important part of central Gothenburg while also being committed to preserving the history and character of the area. We have created a place where people can work, shop, dine, meet and enjoy themselves. It will be exciting to see which companies take the remaining office space,” says Fredrik Ottosson, Head of Business Area Gothenburg, Hufvudstaden.
There has been strong interest in establishing a presence at Kvarteret Johanna, and approximately 80 per cent of the space is currently leased. Several companies have already moved in or are preparing to establish themselves in the district. Office tenants include Censor, Accenture, Vinge, EY, Nordea, Göteborg & Co and New Wave Group.
On 1 September, Cecil Coworking, Hufvudstaden's own coworking concept, opened its doors on a soft-launch basis in the district. Cecil offers the opportunity to rent a workspace or private office in a welcoming environment. Cecil also offers other companies in the district the opportunity to rent meeting rooms or additional workspaces, providing an extended service for the entire district.
“We have taken a long-term approach to developing Kvarteret Johanna, and it is particularly rewarding to see how well it has been received by our tenants. Today, an attractive office is about more than the workplace itself. The location, architecture, range of services and opportunities to meet are all important elements. Here, our tenants have a central address with a vibrant city district right outside their door,” says Anders Nygren, CEO, Hufvudstaden.
At street level, the district now offers a broad range of retail, restaurants and services, including Kvänum, NELLY, Falconeri, GANT, Joe & The Juice and Nordic Wellness. One of the district's new meeting places is Johannas Steakhouse, located on the top floor of the new building on Södra Hamngatan, with a large rooftop terrace and views across Gothenburg.
Kvarteret Johanna comprises buildings from different periods. The development has focused on preserving the existing character of the area while adding new volumes and contemporary architectural elements.
“Johanna is a project where old and new are brought together. We are working with Gothenburg's historic urban environment and the old buildings in the district, while adding and extending with new, contemporary buildings. The ambition has been to create a beautiful composition where the different façades each have their own identity while also forming a cohesive city district,” says Josef Eder, architect at General Architecture.
The project comprises approximately 44,000 square metres gross floor area, of which approximately 32,000 square metres is lettable space.
