YIT is bringing the YIT Fiksu concept to the market to respond to the changing market conditions and to provide more people with the opportunity to own a new home. Buyers get a new, high-quality apartment with predictable living costs for the price comparable to the apartments in the secondary market. The homes are designed for customer groups such as single-person households, couples, growing families, and real estate investors.
“The housing market needs a wider range of homes suitable for different needs. Our goal is to offer high-quality apartments to first-time homebuyers and families, as well as quality-conscious customers. This is why we have developed and launched three new apartment concepts for different target groups. The latest is the YIT Fiksu concept, which allows us to offer more affordable new homes than before. This gives more people the chance to move into a new home, including first-time buyers,” said Mari Puoskari, EVP, YIT’s Residential Finland segment.
The estimated target price per square meter for YIT Fiksu homes built on leased land is approximately EUR 3,500. Homes based on this concept will be developed on both leased and self-developed plots. The affordable price point is built on well-considered square meters, durable interior materials, and cost-effective, more scalable construction. The living spaces and common areas are designed so that the homebuyer does not pay for unnecessary square meters. Housing costs are predictable, without the surprise expenses caused by the potential maintenance debt associated with secondary-market apartments. The homes are planned for plots where zoning allows for affordable solutions such as ground-level parking.
The YIT Fiksu homes are in energy class A, with modern building technology and solar panels being installed on the roofs of the buildings. The apartment balconies include a provision for a reverse cycle air conditioner.
YIT Fiksu homes are coming to the suburban areas of large and medium-sized cities as well as the centers of smaller towns. The pre-marketing of the homes will begin in September and October in towns such as Jyväskylä, Vantaa, Nummela, Lappeenranta, and Kuopio.
The first YIT Fiksu homes are being planned for Jyväskylä: YIT intends to build Asunto Oy Jyväskylän Augusta in the Kangas area. The six-story building will feature 40 new homes.
The apartments that entered pre-marketing in Jyväskylä this week range in size from 29 to 73.5 square meters. Buyers can choose from various floor plans, from studios to four-room apartments. The prices per square meter are at the same total cost level as secondary-market apartments when factoring in renovation debt and maintenance expenses: for example, the average price per square meter for three-room apartments is slightly under EUR 3,360. The apartments will be available for reservation in week 38.
Jyväskylän Augusta will be built near the city center in the lush Kangas area, close to the Tourujoki nature reserve and recreational routes. The Kangas area in Jyväskylä is a district that has emerged on the site of a former paper mill on the banks of the Tourujoki river, combining elements such as industrial history, modern architecture, and art. This is the first project in the Ailakki zoning area of Kangas.
